Duddleston <br />South Owasso Dri ve <br />Prel iminary Plat for Subdivision of parts of Lnts 4 and 5 <br />of A. K. Barnums Garden Lots <br />PLANNING CONSIDERATI�NS: <br />1. The Applicant has submitted fwo alternatives to platting the suk�ject property <br />due to some c�ifficuity in acquiring portions of the property. O�ne Plat c�ontains <br />only four lots while the other c:ontains seven lots based on additional lan�d <br />acquisition. <br />2. The proposed plat number 1 containing f�ur lots would make �t difficult 1�0 <br />subsequently divide and develop the property to the east of this plat. <br />3. Proposed plat number 2 makes provision for extension of the cul-de-sac easterly <br />into the property adjacent to that inclucled in plat number 1. <br />4. The property immediately west of the proposed plat could ultimately be served <br />by a small cul-de-sac extended westerly from proposed Duddleston Court. <br />There is no need for this street to be extended further westward inasmuch as <br />the plat�ing for that area has been adequately accomplished. <br />�. It appears that plat number 2 containing seven lots would provide the most <br />feasible solution to developing the area. The lots appear to conform to the <br />minimum area and frontage requirements, The alignment of the proposed <br />street is adequate to provide access to the areas which could ultimately be <br />subdivided, Approval of plat number 1 could place severe limitations on <br />future development of property to the east. <br />
