Duddleston <br />South Owass� �ri ve <br />Prel iminary Plat for Subdivision of parts of Lnts 4 and 5 <br />of A. K. Barnums Garden Lots <br />PLANNING CONSlDERATiONS: <br />1. The Applicant has s�Jbmitted two alternatives to platting the subject property <br />due to some difficulty in acquiring portions of the property. On� Plat contains <br />only four (ots while the other contains sPven lots based on additional land <br />acquisition. <br />�. The proposed plat nur►7ber 1 con�air�ing four lots would make it difficult fo <br />subsequently divirle and develop the property to fihe east of this plat. <br />3. Proposed plat r�umber 2 makes provision for extension af the cul-de-sac easterly <br />into the pro�erty adjqcent to that inclucled in plat nurnber 1. <br />4. The property immediately west of the proposed plat could ultimately be served <br />by a small cul-de-sac extended westerly from proposed Duddleston Court. <br />There is no need for this street to be extended further westward inasmuch as <br />the platting for that area has been adequately accomplished. <br />5. It appears that plat number 2 containing seven lots would provide the most <br />feasible solution to developing the ar-ea, The lots appear to conform to the <br />minimum area and frontage requirements, The alignment of the proposed <br />street is adequate to provide access to the areas which could ultimately be <br />subdivided, Approval of plat number 1 could place severe limitations on <br />ru� ure development of property to the east. <br />
