Case No. 516-69 (Continued)

4. It should be noted that if the office space is to be expanded, the ordinance
requires that adequate parking be provided, and ihat where such parking is
contiguous to "R-1" or "R-2" zones, as is the case here, adequate designs
for screening these parking nreas must be made. (n additin to this, the
ordinance requires that wher commercial properties ar contiguous to "Ft"
zones, a 10 fo t buffr xone must be establ ished and screening provided for
the entire commercia! area and not just the parlcing areas. If there is adequate
space to perform these important functions, it has been our experience that
the proper hrndling f a(imied business sifie contiguous to a"R-1" district
can result in a very successful solution. It is usualiy thase conditions created
by an inadquate space (to smal) a site) that create the worst problems.
5. It is note-warthy that the "6-1" zone was criginally established in the Roseville
Zoning Ordinarace back in 1958 and 1959 so as to rovide a means of making
a rasonable transition from residentia,l deveVopment to-otlier forms of commercial
and industrial dveloipmnt. This zone has been successfully used in the
Village of Roseville and many other communities in the Metropolitan Area since
to perform this functian.
u
