H uset <br />Northwest Corner of Ryan Avenue and Aldine Street <br />ACTION REQUESTED: Approval of sideyard Variance <br />PI.ANNING CON;iIDERATIONS: <br />1. The property in question is a corner lot with $4 feet of fruntage on Aldine <br />Street 4nd 132 feet of frontage on Ryan �4venue. The applicant propo:;es <br />fio construct a house 51 feet in width with 10 feet of side yard setback on <br />the interior lot iine leaving 23 feet contiguous to Ryan Avenue. The <br />Ordinance, of course, r=auires 30 feet of setback along Ryan Avenue <br />under these conditions. <br />2. Obviously this is one of those problems created by an inadequate corner <br />lot. Th�s is the reason the current regulations require a 100 foot corner <br />lat so as to provide this additional setbacke <br />3. The applicant has not submifted any detailed plans for the house, but has <br />merely indicated the overall dimensions. We would sugg�st that the applicant <br />be questioned as to the handling of the driveway and garage conditions in <br />particular. As has been generally done in the past; if theapplicant can show <br />that it does not harm anyone; and results in him being 4ble to develop a <br />better home on the site, the application may b� a reasonable one. Alfhough <br />single family lots are frequently inadequate for the scale of development <br />proposed, it is generally better to encourage the �onstruction of the larger <br />homes and adequate garage fpcilities so as to make the lot as good a place <br />�o live as possible. <br />
