A , H uset <br />Northwest Corner of Ryan Avenue and Aldine Street <br />ACTION REQUESTED: Approval of sideyard Variance <br />PLANNING CONSIDERATIONS: <br />1. The property in question is a corner lot with 84 feet of frnntage on Aldine <br />Street and 132 feet of frontage on Ryan Avenue, The applicant proposes <br />to construct a house 51 feet in width with 10 feet of side yard setback on <br />the interior loi line leaving 23 feet contiguous to Ryan Avenueo The <br />Ordinance, of �ourse, requires 30 feet of setback along Ryan Avenue <br />under tnese conditionso <br />2. Obviously this is one of those problems created by an inadequate corner <br />lot. This is the reason the current regulations require a 100 foot corner <br />lot so as to provide this additional setbacke <br />3. The applicant has not submitted any detailed plans for the house, but has <br />merely indicated the overall dimensions. We would suggest that the applicant <br />be questioned as to the handling of the driveway and garage conditions in <br />particular. As has been generally done in the past;,if theapplicant can show <br />that it does not harm anyone, and results in him being able to develop a <br />better home on the site, the application may be a reasonable one. Although <br />single family lots are ,equently inadequate for the scale of development <br />proposed, it is generally better to encourage the construction of the larger <br />homes and adequate garage facilities so as to make the lot as good a place <br />to I i ve as possi b l e e <br />:; <br />
