This application represents a unic�ue switch from the usual lot division <br />inasmuch as it is asking for the approval of two lots from an existing threee <br />The property now is dPscribed as Lots 10, 1 1 and 12, each of which has <br />40 feet of perpendicular width with 210 feet of frontage on Giesmann and <br />140 feet of frontage on the diagional on McCarron Boulevard, The sketch <br />at the left shows the location of two houses that are proposed to be bui It on <br />the property in question, Portions of Lots 1, 2 and 3 to the north (southwest <br />corner of Giesmann and Elmer Street) are also involvedo <br />2a Dividing the land as shown would produce t�vo building s�tes; one would <br />have 8,978 square feet and the corner iot would have 7,834 square feet. <br />Although these are slightly under the minimums required in the ordinance <br />(12, 500 and 11, 000 squai•e feet), it would appear that this division represents <br />a logical subdivision based on the scale of development in the area. The <br />lots directly across the street (the narrowest ones) are 50 feet in width. <br />Many of the lots along McCarron Boulevard, with frontage on the (ake, <br />are 50 feet in width also. <br />3. The applicant has also shown the location of the proposed structures which <br />would involve one variance„ The strucfure proposed on the northerly-most <br />lot would have a 7 foot setback on the north property line. Inasmuch as <br />this is contiguous to the rear property line of the houses to the north, it <br />would appear that this is a minimal probleme Larger scale drawings of the <br />subdivision and the location of the hou�es wili be available at the meetingo <br />; :, <br />
