Tliis application represents a unique switch from th�: usual lot division <br />ir�asmuch as it is askin� for the approval of two lots from an existing threea <br />Tl�e property now is described as Lots 10, 11 and 12, each of which has <br />4i) feet of perpendicular width wirh 210 feet of frontage on Giesmann and <br />1��0 feet of fronta�e on fihe diagional on McCarron Boulevardo The sketch <br />at the left shows the location of two houses that are proposed to be built on <br />the property in question, Portions of Lots 1, 2 and 3 to the north (southwest <br />corner of Giesmann and Elrner Street) are also involvedo <br />2, Dividing the (and as shown would produce two buildin� 05ites; one would <br />have 8,978 square feet and the corner lot would have�if,834 square feet, <br />Although these are slightly under the minimums required in the ordinance <br />(12,500 and 11,000 square feet), it would appear that this division represents <br />a lagical subdivision based on the scale of development in the area. The <br />lots directly across the street (the narrowest ones) are 50 feef� in width. <br />Many of the lots along McCanron Boulevard, with frontage on the lake, <br />are 50 feet in width also. <br />3. The appl icant has also shown the location of the proposed structures which <br />would involve one varianceo The structure proposed on the northerly-most <br />lot would have a 7 foot setback on the norfih property line. Inasmuch as <br />this is contiguous to the rear property line of the houses to the north, it <br />would appear that this is a minimal problem e Larger scale drawings of the <br />subdivision and the location of the ho��ses w�ll be available at the meetingo <br />;i <br />
