Kuhne <br />West of Woodb�idge and North of Owasso Boulevard <br />(See Sketch) <br />Approval of Prel iminary Plat <br />PLANNING CONSIDERATIONS: <br />1. The property in question was originally proposed as a part of the Village <br />Park in the 1960 study. Due to difficulties in attemptin� to purchase the <br />property from the landowner at that time, the property was not included <br />in the park acquisition program. All the property in question is proposed <br />as a future park site in t�e overall Village Plan. The lot immediately <br />north of the property in question, at the end of Woallynn is owned by <br />the neighbors in the area and is utilized for park purposes. � <br />2. The appl icant proposes to get private access to lots 1 and 2 via the cul-de- <br />sac on Woodlynn. For this purpose, he has purchased that trapezoie of land <br />that extends into the lot east of lot 1 of the proposed development. Access <br />to lots 3, 4, 5 and 6 would be via a cul-de-sac to be constructed from Owasso <br />B�oulevard, To accomplish this, the applicant request the use of th� easterly <br />60 feet of existing park site and in return proposes to dedicate the area of <br />land to the west af his development as shown in the sketch at the left. <br />The appl icant then proposes to construct a lagoon as �shown in the sketch at <br />the left. <br />3. There are serious soil problems and thus serious engineering problems that must <br />be solved in the development of this property. The first question, however, <br />is that of the desirability of the property for park purpose as suggested in 1960 <br />and reaffirmed in the new comprehensive plan. Thus, we suggest t�hat the <br />application be referred to the Pc-rk Board for their consideration prior to <br />action by the Planning Commission. <br />
