CJ

Jul 2, i969
CAS E NO:
pPPLICANT:
OCATION:

ACTION REQUESTED:

525-69
Edwin J. Kuhne
East of Woodbridge, South of Woodlynn
(See Sketch)
Division of Lot
PLANNItrJG CONSIDERATIONS:
1. The Appl icant owns the area of lanci west of th lots that frant on Woodbricge
Avenue. This land is shown on the s{cetch at the left and is surrounded by
Viilage park virtually on the south ,ide and on the v.est side. This apF►lication
is made with the intent of acqairing a means of access to this poperty with
the intent of ultimately developing the property behind the houses on the west
side of Woodbridge.
2. We have discussed this proposal, on several occasions, with th Applicant
attempting to assist him to arrive at a reasonable solution. ThPre are considerable
difficulties in attempting to develop the land because of the nature of the soil
and the lack of direct access to public streets. The current proposal is, as we
undrstand it, to use the portion of the lot that is requested to be divided from
the lot on tfie southwest corner of Woodlynn and Woodbridge as a means of
private access to two lots which would be developed on the northerly part of
the property owned by the applicant. We suggest that such a temporary solution
may vell make the problem worse rather than bettere It would appear that the
reasonable way to handle this proposal is one of reviewing the plan for the
entire area, although only a portion of it might be developed in the initial
stages.
3. Obviously a part of the solution should be the dedication of the very poor land
on the westerly portion of the property owned by the Aplicant to the Village
Park System Another solution would be the acquisition of all of the property
in question for park purposes, which wos the origina) plan in the Park Plan
prepared back in 1960
