The properties in question are e:xisting platted Lots 6, 7, ard 8 which extend <br />from Fulham Street to Sto StepF�en Streeto These lots are 270 feet deep from <br />street to street and are platted at a width of 12'9 feet. The Applicant proposes <br />i�o divide the easterly half uf the iots that will Front on Fulham Sfireet into <br />f�our (otse Thus,.instead of 3 129 foot lots there �,vould be one lot of 100 feei�, <br />t�wo wi th 9() feet and one wi th 107 feet e <br />2. You will reca{I that the lot size requ�rements in the Village of Roseville are <br />$5 feet for interior lots and 100 feet for corner lots. Thus, the le�af iimitation <br />on the division of land, in this case, would be 85 feet minimum lot fronfiage <br />wifl� a lot area of 11,OQ0 sc;uare feet, which of course, is easily met by the <br />proposed 90 foot frontage and 135 feet of depth. <br />3. From the standpoint of the subdivision ordinance, there wauld appear ;o be no <br />problem v��ith respect to division of this propertyo In this case, however, there� <br />may be a question as to the appropriateness of fihe lot size, inasmuch as, mosf <br />of the lots in this entire neighborhood are well over the minimum lofi sizes <br />requiredo You will nate from the sketch at the left that the lofi sizes generally <br />run in the vicinity of 120 feet and some are (arger than that� You will note, <br />however, that on St � Croix Street to the west, lots were approved 86 feet in <br />widthe You will notice on the sketch that �here is additional property across <br />the street from Fulham, which will obviously be available for development when <br />Fulham Street is extended from County Ro�d B to Laurie Roacl, Perhaps if this <br />land is also divided in scale with the current proposal (between 90 and 100 feet) <br />the Applicant's current proposal may be acceptable< What we are saying, in <br />effect, is that though tne neighk�rhood in general, has lots of a larger size, <br />the lots directly across th e street from each other on rhis section of Fulham could <br />well be at a slightly smaller scaleo <br />
