The property in question is zoned Shopping Center Districtv�hich provides <br />for a 100 foot setback when contiguous to th� �ing�e family zone as is the <br />cs�se here. The property is proposed tcr be u:;ed fo� a nFw bank structure <br />for which a charter has recently been appr��•ed by the eontroller of �he <br />currency. The bank is a permitted use in th�� shopping cen�er district, but <br />the appl icant requests the approval of the vciriances so as to be able to <br />construct the building o� the site. <br />2. The applicant prop�ses to locate the building 80 feet from the north <br />property line which is a rear lot line of homes fronting on Bruc,� Avenue <br />to the north. The structure would be 30 feet from Fairviow f►venue ond <br />some 80 feet from the nearest point on County Road B-2. Thus, most <br />of the traffic ingress and egress is oriented toward the shopping center <br />with the corner being developed p�imarily for landscaping. The building <br />as located should function wel I as a gateway to the shopping center, <br />with a considerable area on the corner left open for purposes of I ine of si:ght <br />for traffic at the intersection. <br />3. The applicant proposes to retain 10 feet of screening along the north side <br />contiguous to the driveways leading �a the drive-up teller window units. <br />Four of such tel ler units are proposed the nearest of which would be 40 <br />feet ��om the property line to the north. All the proposed sefbacks with <br />respect to parking and buildings conform to or exceed the requirements <br />of the normal B-1, B-2 or B-3 district. The most important question is <br />that of the handl ing af the 10 feet contiguous to the si ngl e fami I y homes <br />on the north side. Here we suggest the commission and council make <br />certain that adequate screen is provided as required in the ordinance <br />so as to protect the environment to the single family homes to the r�orth. <br />
