The property in question was recent�y approv�ed as a planned unit development <br />with 4- 90 unit buildings. As you may recall, the site plan was e; tremely � <br />well done and included spacious open (ands across the street from single <br />family deveropment in the immediate area. In addition to a well drawn <br />plan, the aLchitectural design was of � quality generally Ibetfier than the <br />usual in the Metropol itan Area a The appl icant is now requesting permissi�n <br />to include six efficiency unifis (2 per 4) in each of the proposed structures. <br />2. The R-7 district to which the iand is zoned does not allow efficiency units. <br />Normally this would !�e a reasunable policy, howev�r, in this case wherein <br />the development is contiguous to Rice Street, we suggest that the market <br />could well absorb the proposed unitso <br />3. We suggest the appl icant be quesfiioned as to the handl ing of the additional <br />parking and any other changes that are affected in the site plan as a result <br />of the proposa(, In general, we suggest that the applicant be encouraged <br />to proceed with the development inasmuch as it appeared to represent <br />an excellent solution for the property in question and the neighborhood as <br />a whole. <br />;>t:: <br />`; <br />
