The property in question was recently approved as a plannEd unit development <br />with 4- 90 unit buildings. As �ou may recall, th� s�te pian was extremely ' <br />well done s�nd included spacious open lands across the stre�et fram single <br />fr�mily development ir the immediate ar�a, In additinn tcy a wef i drown <br />plan, the architecfurc�l design was of a r�uality generally fbetter than the <br />usual in the� Metropolitan Area. The aF�piicant is now reqvesting permission <br />to include �;ix efficiency units (2 per 4) in each of the proposec� sfructures. <br />2. The R-7 di�;trict to which the land is z�ned does not allow efficiency units. <br />Normally this would be a reasonabl� policy, however, in this case wherein <br />the de�elopment is contiguous 1•o Rice Street, we suggesf tha� the mark�t <br />�ould w�eii absorb the prc�posed unitso <br />3. We suggest the applicant be questioned as to th� handling of the addifional <br />parking and any other changes that a�re affecfied in the site plan as a result <br />of the proposal .!n general, we sug��est tF�at the appl icant be encouraged <br />to prnceed with the development incismuch as it appeared to represent <br />an excellent saiution for �he property in question and the neighborhood as <br />a �vhclea <br />
