The property in question has 167 feet of tr�nYage on County Road B and <br />182 feet of frontage on Da{e $treet exclusiv:� of 43 feet of right-of-vvay <br />fo the centerline of County Road B and Dale Street. The survey submitted <br />with fihe appl ication does not indicate whefiher the additional 10 feefi has <br />been dedicatec� as of this time or nota In any case, the design as proposed <br />allowed for the additional 10 feete This right-of-way should be dedicated <br />as u part of this development approval . <br />2. The Murphy Oil Company has obviously been constructing a series of service <br />� stations in the lvletropolitan Area, some of which are very handsome in <br />design. The applicant does not indicate, with this a�plication, the nature <br />of the design (exterior elevations, etc.). <br />3. The station proposed has three service bays which orie�t to the rear of the <br />property, which in our opinion is one of the innovations improving the <br />appearance of service si-ations today. The plan provides for 14 off-street <br />parking spaces. The plan appears to conform to all the required setbac4:s <br />for pump islands, buildings, and driveways, The one exception is that the <br />plan shaws a single rotating sign less than 6 feet �rom the public right-of-way. <br />There is, however, a very large landscaped area at this corner which could <br />easily accommodate the sign setback the appropriate 6 foot distance. <br />4. Another question that seems to be unanswered with the appl ication� as submitted, <br />is that of the size of the sign proposed at the corner and any other signs that <br />are proposed in the dev�lopment. <br />
