The proc>erty in question has at7 feet of froniage on County Road B ond
]82 feet of frontage on Dale Street exclusive of 43 feet of right-f-way
tn the centerline of Cou,ty Raod B and Dale Stret. The su;vey submtterl
with }he application does not indicte whefiher the additional i0 fet has
beera dedicated as of this time or not. In any case, fihe design as proposed
allowed foP th odditiona! 0 feet. This rigit-of-way shauld be dedicated
as a part of this oevelopmeni apprc, vai .
! 2. The Murphy Oil Company has obviously been constructng a series of service
stfiions in the Metropolitan Area, some of which are very handsome in
design. ihe applicant does not indicate, witF, this application, the naPure
of the design (exterior elevatiors, etc .).
3. The station proposed hos three service bays whch orient to th rear af the
proper#y, which in our opinian is one of the innovations improvir?g the
appearance of service stations today, The plan provides for 14 off-street
parking spaces. The plan appears to conform to ali the requirel setbacks
for pump islands, buildirgs, and driveways. The one exception is that the
plan shows a single rotating sign less than b feet from thP public right-of-way.
There is, however, aiery large fandscaped area at this corner which could
easily Qccommodat ahe sign setback the appropriate b foot disfiance.
4. Anather question that seems to be unanswered with the appl ication, as submifited,
is that of the size ar the sign proposed at the corner and any other signs that
are propnsed in the development.
