The property in question as shown on the sketch at the left would consist <br />, of 11 .72 acres with a proposed public street to be platted in the westerly <br />side as shown. The applicant requested that the land be rezoned frarn <br />I-1 to (-2 to allow the construction of a sales and service building for <br />Mack Trucks, Incorporated. The property was originally zone� I-1 <br />with the intent of encouraging later more intensive in�lustry on property <br />contiguous to the freeway. We are not aware of the exact details of <br />the proposed development, but the site plan would indicate the relatively <br />small building compared to the total site area. It would appear that <br />� either expansion is being allowed for or that the property might be <br />: divided for further use. <br />2. The big question here is whether it is in the Village's interest to allow <br />th� continued development of motor freight industries on some of the <br />few remaining parce(s of industrial land, particularly those contiguous <br />to the interstate highway sysfi�em. Obviously, it would be better for <br />the Village if the land could be developed for more intensive uses not <br />requiring the vast acreage of parking for the truck service relafied field. <br />Having no dett�ils as to the nature of the proposed building itself, we <br />cannot comment as to the extent to which this building might carry out <br />these objectives. Normally, the burden of proofs is on the applicant <br />toshowthatit is in theVillage interest to rezone the land in question. <br />Additional information as to the type of structure proposed, and the use <br />of the remaining land would be pertinent. <br />C <br />
