u
August 6, 1969
CAS E NO:
APPLICANT:
LOCAT 10 N :
ACTiON REQUESTED:
532-69
Partridge Constrution Company
West f 35W north of County Road BP2
Approval of Rezoning from I-1 to (-2
PLANNIIG CUNSIDERATIONS:
1. Th property in question as shown on the sketch at the left would consist
af 11 .?2 acres with a proposed public street ta be piattd in the westerly
side as shown. The applicnt requested tht the lard be rezond from
I-1 to 1-2 to allow the construetion of a saies and service building for
Mack Trucks Incorporated. The property was originally zoned I-1
wiih the intent of encouraging later more intensiwe industry on property
contiguous to the freeway, We are not aware of th exact detai Is of
th proposed devlopment, but the site plcan woulc indicate the relatvsly
small buiiding compared to rhe tofial site area. !t wou(d appear that
either exeansion is being allowed for ar that the property might be
divided far further use.
2. The big question here is whether it is in the Vil lage's interest to al iow
the continued development of motor freiyht indstriEs on some af the
fw remaiing parces of industrial iand, particularl;y those contiguous
ta the interstate highway system. Obviously, it woulc be bfter for
the Viliage if the land could be developed for more intensive uss not
requiring the vast acreage of parking for the truck service relatec! fild.
Having no detcils as to the nature of fhe proposed buiiding itself, we
cannot commert as to the extent to which this buelding might car•ry oufi
fihese objectives. Normaily, the burden of proofs is on the applicant
toshowthat it is in theVillage interest to rezone the land in question.
Additional information as fio th type of structure propcsed, and th use
of the remaining land woulcl be pertinent.
