The property in question is a 40 foot lot with structures cn either side.
The appl icant proaoses to construct a house with an attac;hed garage on
this lot with a five foot setback on either side. The setack to the garcge
on the contiguous property on the eat side is two feet. The setback o
the existivg house to the west is eight fAt.
2. Ths lot size requirements in Roseville, as you all know, is 85 feet for an
interior fot with 10 foot setiacks on either side of the structure. The policy
expressed in the Zoning Qrdinance is that if any existing lot meets 70%
of these requirements, a building permit can be issued. This application
is before the Planning Cammission and Council, inasmuch as the 4a faot
lot does nat meef this requiremenfi.
3. The properties on eifher side of the property in question are developed as
i-wo lots. That is, the property on either side has 80 feet of frantage. The
soiution fia this questian is really one f judgement as it relafies to the neigh-
boriood in general . We suggest that mmbers of th Planning CommissiQn
and Council view the rieighborhoo ta determine the reasonableness of the
reguest.
