The property in question is a 40 foot lot with structures c�n either side. <br />The appl icant pro�aoses to construct a house with an attac;hed garage on <br />this lot with a five foot setback on either side. The set��ack to the garc�ge <br />on the contiguous property on the ea�t side is two feet. The setback �o <br />the existiv�g house to the west is eight fA�t. <br />2. Ths lot size requirements in Roseville, as you all know, is 85 feet for an <br />interior fot with 10 foot seti�acks on either side of the structure. The policy <br />expressed in the Zoning Qrdinance is that if any existing lot meets 70% <br />of these requirements, a building permit can be issued. This application <br />is before the Planning Cammission and Council, inasmuch as the 4a faot <br />lot does nat meef this requiremenfi. <br />3. The properties on eifher side of the property in question are developed as <br />i-wo lots. That is, the property on either side has 80 feet of frantage. The <br />soiution fia this questian is really one �f judgement as it relafies to the neigh- <br />bor�iood in general . We suggest that m�mbers of th� Planning CommissiQn <br />and Council view the rieighborhoo� ta determine the reasonableness of the <br />reguest. <br />
