May 3, 1967
CASE:
APPLICANT:
LOCATION:

ACTION REQUESTED
378 -67
Thomas Rice
975 Rosl ewn Avenue

North of County Road A2 west of Chatsworth (See sketch}
Approval of side yard variances
QLANNING CONSI[?ERATIONS:
Mr. Rice proposes a variance to the property so that a Mr. G. T. Gi Igosch may
purchase the property and construct a home if the variance is granted as requested.
Mr. Gilgosc points out that he ''possesses plons for a home which will fit on the
described property only if the zoning variance is granted".
2. The request is for a five foot setback on the left ;ide of the house and a four foot
setback on the right side of the houe. The (ot is 75 feet in width.
3. Many of t'e homes in this varied area f the Vi Ilage were developed on 75 foot
lots prior t th adoption of the new lot size requirenents and a 10 foot side yard
etback. The old sde yard setback w. `ive feet. Thus, ir many cases where we
have new homes going on existing lots in these areas, it is reasonable to apply the
five foot setback if it has been done in the other portions of the neighborhood,
In this case, we would suggest the members of the Planning Commission and Council
view the site in question and ascertain, for themselves, whether the five foot setback
is reasonable for the pr•operty in question.
