The appl icant has an existing ��ome on the properfiy which has a c�rrent <br />side yard setback ot 13 1/2 f�et. He proposes to constru�t a 12 foot <br />garage on t%ie north side, leaving a setback of 1 1/2 f�et to the adjoining <br />singl� family lot. <br />L. The owner of the sirc�{e family lot to the north has stated in writing that <br />he approves the development uf the g�.rage and the resultant 1 1/2 foot <br />setback I ine. The neighbors garage �s on this sidn of the lot and is 8 1/2 <br />feet from the property line. Thus, the fiotal setback between the garages <br />would be 10 feet. The neighbors garage, however, is setback a considerable <br />distance from the street so that the front of the garage is approximately <br />in line with the rear of the garage that is pronosed. <br />3. <br />::; <br />The appl icant has an existing garage under the house which has access from <br />the west (rear yard) . Additional garage space could, of course, be accQmmodated <br />on the site in this rear yard. The applicant, however, desires for this space <br />to remain open for purposes of recreation, etc. <br />4. Obviously the person most affected by the application is the cantiguous <br />property owner, inasmuch as that in 'rhis cas� he approves of the proposal <br />as a question of balancing that consideration verses the presidence set by <br />the mi n imal setback proposed o <br />
