TEje property in question is an existing rnetes and baunds parcel with 176
feet of frcmtage on Western Avenue and 232 feet of frontage of Oakcrest
Avenue. Tle appficant has an existing house on the corner anci proposes
ta develop the prcperty into three lots.
2. All of ths lots meet the minimum requirements of the ardinnce except the
corner lot which Nould have a frontage of 88 feefi on Western Avenue and
a depth of 17 feet. This lot would have an area of 12,936 square feet
compared to the 12,500 square feet required by the ordinance on a corner
fot. The ordinance requires that the frontage be on 100 feet rather than
88 feet. You wil) note by the sketch at the left, that the lot to the north
would hctve 88 feet as wefl, whereas the minimum required for such an
interior lot is 85 feet. Thus, it would theoreticalfy possible to add three
feet to the 88 foot lot producing a(ot of 91 feet. However, this would
appear to have no significant affect upon the development inasmuch as
the .arner lot is occupies by an existing house which is 13.3 feet from the
northerly lofi line.
3. Under these conditions it would seem appropriate to divide the lot as
praposed providing for maximum buifdable potential for the new (ots
creafied by the division of the existing parcel into three platted lots.
,

','`1
;
i'
;
i
::y
:,
,
