TN►e property in r�uestion is an existing metes and bounds parcel with 176 <br />feet of frontage �on Western Avenue and 232 feet of frontage of Oakcrest <br />Avenue. The ap,�licant has an existing house on the comer and proposes <br />to develop the prc>perty into three lots. <br />2. All of the lots meet the minimum requirements of the ordinance except the <br />corner (ot which would have a fron�age of 88 feet on Western Avenue and <br />a depth of 147 feet. This lot would have an area of 12,936 square feet <br />c:ompared to the 12,500 square fe:et requir��d by the ordinance on a corner <br />lot. The ordinance requires that the frontage be on 100 feet rather than <br />88 feet. You wi I I note by the sketch at the left, that the lot to the north <br />would have 88 feet as well, whereas the minimum required for such an <br />interior lot is 85 feet. Thus, it would theoretically possible to add theee <br />feet to the 88 foot lot producing a lot of 91 feet. However, this would <br />appear to have no significant affec�t upon the development inasmuch as <br />the corner lot is occupies by an existing house which is 13.3 feet from the <br />northerly (ot line. <br />3. Under these condit�ons it would seem appropriate to divide the lot as <br />proposed providinc� for maximum buildable potential for the new lots <br />created by the division of the existing parcel into three platted lots. <br />
