To our knowledge, no p�ans for the proposed development have been submitted <br />as a pQrt of this application. We suggest that i•his is an important part of fihe <br />application consideration, inasmuch as the special us� appraval is frequ�ntly <br />based upon the development plan proposed to which conditions may or mcay <br />nof be add �ed , <br />3. Di;;cussi�g the proposal with the applicant, in the past, we have againr�itere�fed <br />the important requirement of a concen'trated developmenf. One of the ideas <br />reviewed as a means of ach�evir.g this was the c�evelopment� of cAmbined <br />auto agencies util izing perhaps a common used car !of an property across Long <br />Lake Roc�d where the area is (es5 directly related to the F q,A .l . 351N. <br />Apparently the applicant has been un5uccessfui in achieving concentr4fion <br />by this means. <br />4. Some ox the importan� considerations wifih respect to an automobile agency <br />is the relationship ��' the size of the proposed structure fio the area c�f land <br />to be accupi�d by� new and used cars. Used car sales are, of course, ess�entiaf <br />to an automobile dealership. However, we rind that there is a considerabl� <br />difference between auto agencies in terms of the size and value of the structures <br />re�ating to the area of land fo be utilized for outside storage. These are <br />consid�rations that will be important in eval�ating the proposed developrr�ent. <br />
