To our k�owledge, no pfans for the propQsecf development have been submitted <br />as a pGrt of this �pplication. We sugges# fihat this is an important part of fihe <br />application consideration, inasmuch as i•he special use approval is fr�quenfiiy <br />br�sed upon the development plan proposed to which conditions may �r may <br />not be added , <br />3. Discussing the proposal with the appl;cant, in the past, we have again reiterated <br />the important requirem�nt of a concentrated development. One of th� ideas <br />reviewed as a means nf achieving this was the development of combined <br />auto agencies utilizing perhaps a commonusedca.r loi on property across Long <br />Lake Road where the area is less directly related to the F„A�.I . 35W. <br />Apparently the applicant has been unsuccessful in achieving concentration <br />by fihis means. <br />4. Some of the important considerations with respect to an autamobile agency <br />is the relationship of the size of the proposed structure to the area of land <br />to be occupied by new and used cars. Used car sales are, of course, es�ential <br />to an automobile dealership. However� we find thcst there is a considerable <br />difference between auto agencies in terms of the size and value of the structures <br />relating to the area of land to be utilized for outside storage. These are <br />considerations that wi I I be +mportant in eval ucting the proposed developmEnt. <br />,: <br />
