C
•

,:

C
June 4, 196
CASE NG:
APPLICAPIT:
LOCT IG N
521-69
Richard Schreier and Preston Brenon
Centennial Drive North of Terrace Drive
(See Sketch)
ACTlON P.EQUESTED: Approval of Front Yard Variance
PLANNING CONSIDERA,TIONS:
1. The applicant notes in his application as follows:
"Single family has been constructed on Lot 12 with a setback
of 23.5 feet at the closest point. This error resulted in part
because the curve of the street causes the setback to vary
considerabfy from the center of the home to either nd. The
grade of all above (ots drop off rather abruptly at the rear and
without a variance in setback there is a strong possibility that
developmenfi of the remaining lots may be impractica6le,"
The opplicart is asking that the setback be reduced to 23.5 feet on Lots
10, 11, 12, 13, 14, 15 and 16 of Block 1, Owassodale Addition.
2, There seems to be some question as to whether or not the action requested
is reasonable without further demonstration that it represents a solution
to a severe hardship. We suggest that the appl icant be questioned with
respect to this point. It may be only a question of saving a few dollars
by decreasing the amount of fill that may be required in the front yard to
reta in the 30 foot setback requ ired .
