•

June 4, 1969
C,SENO:
APPLICANT:
LOCAT 10 N:

521-69
Richard Schreer and Freston Brenon
Centennial Drive North of Terrace Drive
(See Sketch)
ACTION REQUESTED: Approval of Front Yard Variace
PLANNING CONSIDERATIONS:
1. "fhe applicant noes in his application as follows:
"Single family has been constructed n Lot 12 with a setback
of 23.5 feet at the closest point. This error resulted in part
because the curv of the street causes the etback to vary
considerably from the center of the home to either end. The
grade of all obove lots drop off rther abruptly at the rear and
without a variance in setcick there is a strong possibil ity that
development of the remaining lots may be impracticale."
The applicant is asking that the setback be reduced to 23.5 feet on Lots
10, 11, 12, 13, 14, 15 and 16 of Block 1, Owassodale Addition.
2. There sems to be some question as to whPther or not the action requested
is reasonable without further dPmonstration that it represents a solution
to a severe hardship. We suggest that the applicant be questioned with
respect to this point. It may be only a question of saving a few dollars
by decreasing the amount of fill that may be required in the front yard to
retain the 30 foot seiback required.
