The property in question is now occupied by o home, which th: appl icant
proposes to remodel and expand so as to bring a portion of the home within
20 feet of the right-of-way, i hus, in accordance with the application ,
the applicant proposes to vary the front yard setback from 30 feet to 24 feet.
2. The applicant has submitted a site plan indicating the ecisting home to be
64 feet rom the cnterline of McCarron Boulevard and where the proposed
structure is to be 53 feet from the centerline of McCarron Boulevord, If
the street is a normal 66 foot right-of-way 5 Mcrarron Boulevard was at
one time, these figures would be consistent with fihe 20 foot setback applid
fr. However, the section maps indicate that McCarron Boulevard in this
area is 99 feet in width. The site plan submitted does not indicate the
north right--of-way line of McCarron Boulevard, but merely refers to the
certerline. Thus, there is sme question as to exact location of the north
side of the right-of-way in relationship to the existing and proposed home.
3. Ifi would appear that the proposed expcnsion is a major one and would
constitute a considerable imprnvement to the sife. It is important, however,
to ascertain the exact relationship between the proposed structure and the
r igh t-of-way ,
