Thus, it would appear Phat the land has already be�n div:ided. <br />The applicant, according ta the file, is the Standard �il Gompany and nofr <br />the D�yton Dev�lopment Corporation. The pro�osed division af iar�d ns <br />in�licated by a sketch submitfied wifil� the applicaPion, woulcl leave a 11.�.7i <br />foot (ot north of the propo�ed service statinn an Fairview with 85 feef of <br />frontage on the west side of the property. This lot also would have a�0 <br />� faot access to County Road B-2 on the w�st side of the prop�rty, ar�d would <br />cansist of a to#al of .93 acres. To the w�st of the proposed service station <br />site (shown in grey on fhe sketch at the I eft) would be a parcel of f and wit� <br />appr�ximately 172 feet of frontage on Caunty Road B-2 consisting of .63 <br />acres. Thus, it would appear that the Dayton Development Cor,�orati�n would <br />b� the applieant for the division of the land. No indicafions are given as <br />to the reasons for the unusual division of the iand nor for the proposed uses <br />they have in rnind. <br />=_' � <br />2• The applicant's �raposa! �o construct a seruice station in�licate the site os beir�y 152 <br />feet by 175 feet. The 175 foot dimensiar� includes 10 feet c�f rigi�t-of--way <br />which should be dedicated for the expansian of the Fairview Av�nue right- <br />of-way from 3� feet to the cEnter line fo 43 feet. Obviously, as a parfi� af <br />ony plattin� or dividing of th� land in questian this 10 feet of right-of-way <br />should be dedicated, <br />3. V�e are somewhat cancerned that Phe proposed service station site is as <br />minimai as propos�d. Normally, a 150 by 150 feet is the absolute minirrium <br />site f�r a service stafiion today. At this key intersection, one would question <br />whether or not the size proposed would be adequate for what will obviously <br />.;.;:;: <br />
