The appl�cant is requesting that a shop offering "antiques, handicrafts, and <br />gifts" be added to }he list of conditional uses in the B-1 zone. The applicant <br />currently operates such a business at 3092 North Lexington Avenu� and proposes <br />to move it to the prope�ty in question. Attach�d is a copy of a letter submitteci <br />to the Vill�ge Council from the applicant outiining their basic sugg�:stion. <br />2. The property in question is currentf y occupied by an existing house and a <br />garage, curree�tly locafied �3.8 feet f�om the westerly right-of-way of <br />Lexingtor� Ave�iue. A copy of the survey is attached indicating the <br />location of the house and garage, The applicant has also submitted a small <br />scale sk�etch showing how the land is proposed to be used if the permission <br />is given to utilize t�eir property for the proposed use. <br />3. The property is currently zoned B-1 which lists the following permitted uses: <br />a• 1Vledical and C�ntal Services <br />b• Offices, business and professional <br />�• Hospitals, sanatoriums, and rest homes <br />d• Private clubs or lodges <br />Listed as uses requiring a spe�cial use p�rmit: <br />a. Mofie! and motor hotels if adjacent to Federal or State Highway <br />b. Mortuaries <br />c. Multiple Family Dwelling; <br />de Research, design and development establ�shments <br />e. Churches, public and private colleges. <br />4• We have discussed the proposal with the applicant and have suggested that <br />an attempt to rezone the property to retail uses could have obvious impact <br />upon the contiguous single family c�evelopments� Thus, it was felt that if <br />the proposed use were Po be considered, that it shoufd be under the existing <br />zoning with a special use per.nit� As a special use in the B-1 district, we <br />
