The prop+�rty in quesi�ion is currently occupied by an �xisting house an�l a <br />garage, currently located 13.8 feet from the westerly righfi-of-wtiy of <br />Lexington Averzue. A copy of the survey is attached 'endicafiing the <br />location of the house and garage. The appiicant h4s aiso submit9�ed a small <br />scale sketch showing how the land is proposed to b� used if the permission <br />is g�ven to utilize fiheir properfiy for the proposed use. <br />3. The prope�-ty is currently zoned B--1 which lists fihe following permitted uses: <br />a, iNedical and Dentaf Services <br />k,. Offices, business and professianal <br />c. Hospitals, sanatoriums, and rest homes <br />d. Private clubs or lodges <br />l.isted as uses requiring a special use permit: <br />c�. Churches, public and private colleges. <br />4, We have discussed fihe proposal with the applicant and have suggested that <br />an attempt to rezone the property to retail uses could have obvious impact <br />upon the contiguous single family developments. Thus, it was felt that if <br />the proposed use were ta be considered, that it should be under the existing <br />zoning with a special use permit.
