A copy of that repori� is attached for your reference. <br />At the lasfi meetong of the Planning Commission is was recommended fihat <br />the proposed use be added to the list of conditional uses in the B-1 zone. <br />The question at this point is whether or not such a conditional use should <br />be r,.�rQved for the property in question (which is zoned 6-1) and if so <br />under what conditions should it be done. ' <br />3• The applicant proposes to ufiilize the existing sfiructure for the conducts <br />the antiques, handicrafts and gifts business proposed. Obviously, if the f <br />business does.not expand beyond the limitation imposed by the existin <br />structure, the possibi I ity for deleterious effect upon contiguous proper�ty <br />is negligible. Thus, ifi would app�ar pppropriate to approve the proposed <br />use of the property conditioned upon the use of the existing structure, and <br />the allocation of appropriate parking space property screened to conti uous <br />properties. The B-1 zone of course, con�tinues to app►y to the land and <br />such uses as are permitfied in that zone could be built at a future date. <br />Any one of such uses could of course occupy. the property to a larger extenfi <br />than the current proposed use involving the existing structure only. Thus <br />�t would seem a relatively minor risk, to approve the use of the existing � <br />property and the existing structures only for the use proposed. Should the <br />applicant desire to expand the business beyond the existing structure, a <br />new conditional use permit would have to be requested and authorized <br />before such expansion could take place. Thus, the villc�ge is in a position <br />to control expansion for such uses as are listed as "special uses" in the <br />zoning ordinance. <br />
