• October 10, 1983 <br />-6- <br />23. Pink - 871-5615. Paul Pink, architect, Jim Benshoof, traffic engineer, <br />and Orrin Erickson, developer, brought in revised p l�ns ior the <br />construction of a proposed three-story retail restaurant, theater, <br />and health club site on Marv Wilkinson's land north of Rosedale. <br />Development would include a two-level ramp with 9�60 stalls and 134,000 <br />gross leasable area. Development would place the easte rly wall of this <br />structure lU0' from the east property line which is contiguous to Bolstad's <br />addition. This is the same iocation for the east wall as was approved in a <br />previous plan involving the construction of a health club and retail <br />facility several years ago. This development would involve the rezoning <br />of a portion of the land from r�sidential to shopping cente r district, <br />that portion being an additi.onal easterly 80'. The remaining 100' of <br />space between the building and Bolstad's addition could be left in <br />si.ngle-family zone, with a variance to the setback on the shopping <br />center district along.this line. Jim Benshoof discussed t17e traffic <br />considerations which we reviewed with David Drown. Subject to some <br />minor modifications, it appears the access and egress would work, which <br />will include the dedication of an additional 30' for the public street <br />that go�s north from Roseville and then westerl.y. We sugg�sted they <br />proceed with additional drawings; and fallowing review with the staff, <br />tk7a�: they meet with neighboring property owners to discuss the progosal, <br />� as was don� in the case of the previously app roved plan. Th� property <br />is in the tax increment district, and could prove a vaivable asset <br />providing considerat;.le incremQnt for drainag� improvements planned for <br />this land, and to a�sist in subsidizing the bridge over 35ta. It would <br />appear tha� the earliest this would b� before the City would be at the <br />Dec�mber m�eting of �he Planning Cummission. <br />29. Westland -�33-2371. Larry [7unn and i3ob Westland were in ta discuss <br />improvements to an ex.isting garage on a singYe-famil}r lo� at 2125 West <br />Hamlin�. This home is the old Zib�l residence, wlzich is located 10' <br />from the right-o�-way for Burke AvcnuP. Tt�e lot fron�s on �iamline 1�venue. <br />To th� west of tlzc hou��, is a free-standi.ng qarage locat�d 5' from th� <br />�aroper�y line. 'T'hough this i.s a noncanforming garage, thcy would hav� <br />the �ight to reside it, r�rooF it, a�d �ut in a new �loox. We suggested <br />�hat i.n tt�ie �arocess af. putting in a new floar, th�y move the building <br />5' to the south, thus lining it up with the hause. This would b� �cceptable. <br />Garage access is not off Burke, sa th� distance to nurke Avenue is less <br />crucial, Chan if the ciriveway camc dir�ctly to the g�rag� �rom �l�e �treet. <br />Tl1is appears ta bc tl�e best solutian Eor th� renov��tion of the garage. <br />� <br />
