i
• '•
•
•
U

February 9, 198
T0: Jim Andre
FROM:
SUBJECT:
Howard Dahlgren
Planning Office Hours for January 25, February 1, and February 8
1) Johnson -84-5472. Don Johnson is a contractor pxoposing to build an
addition on the west sid;, of the Kline-Volvo building on the •.aest side o£
Long Lake Road. Examination oF he site and baiding conditions indicate
that an addition could be put on the west side of the building, which would
not adversely affect the parking or circulation .r.rangenent. We advised
against building a separate 20' x 20' wooden garage. The purpose af the
building is to store snow removal equipment and old engines.
2) Brodie - 488-6788. Norman Brodie, attorney, was in to discuss the possibility
of the construction of a 40,G00 sq, ft. retail facility on the Last Frontier
site. We examined a prelimiriary plan that had been prepared whicli suggested
the land rea is not adequate to constru.ct a 40,000 sq, ft. retail facility
on one level due to a lack of adeauate parkiiig. Mr. Brodie's drawing indicated
143 spaces, whereas 200 are required. Land must also be made available to
accommodate a revised alignment of the service road for Snellirg Avenue.
Iany people have expressed interest in this very fine site; but for this
purpose, it is simply not adequate.
3) Kehr - 484-5083. Mr. Kehr was in an January 25 and February 8, preceding
and following the Pl.nning Commission hearing. 6Ve informed A4r. Kehr ttiat it
appears there are three principal areas of concern: First, tiie lack of support
and positive decisi.ori on the part of the three land awners to the east which
llas resultPd in the petition in favor of the future easemsnts not having been
completed. It is essential these land owners be in support, and pxeferably
in riting.
The second area, is the handling of tlle turnaround for the cul-de-sac. drawing
should be produced wliich indicates the px•oposed solution, and this should be
reviewed with tlle Fire Chief.
Thirdly, he sliould meet with tlle landowner to the west, vahich indicated
opposition to his prcposal. Access to his private street proposal could be
provided to tlie south part of tliat land, thereby offering a. possibility for a
solution.
4) Smitli - 339-5508, Larry Smith cvas in to discuss passible alteratians to the
site plan for the developmert of the Housing Alliance's proposal fr senior
citizen's housing on tlle south side of County Road B, easterly f Dale Street.
tVe suggested tliat a two-story building above a basement parking garage, with
the dormer units above that (within Code heiglit requirements) be built aloiig
the sast side of the property, and tliat a higher strticture be built ontiguous
to County Road B and westerly of the lower structure. This would allaia for
the developmen4 of the units nearest t}e single-family homes to be in conformance
