;
•

J
.
February 2 3, 19 83
T0:
FROM:
Jim Andre, City Manager
Howard Dahlgren, City Planner

SUBJECT: Planning ffice Hours for F'ebruary 9, 16, and 23, 1983
1) Bies - 483-6701. Totn nunwell, the architect, and Greg and 1 Bies were in
to dicuss a reapplication for a special use permit fr their proposed
funexal home faility at the outheast corner of County Rnad B and Da1e
Street. They had been delayed due to the dicovery of a partial hreak in
the main metropolitan sewer izne (undex the site) , and had been warking
with the City and sewer bard regarding steps to correct that condition
and allow for development of the propexty as they propose, In this procss,
they 1iare slightl revised their plan, moving the building slightly so as
to add additional parking on the south side, and improving the parking
arrangement oii the north; and at the same time, avoiding a parking load
directly above the main sewer pipe. Je discussed other details, including
the drainage; and uggest hat at this point, this design vaorks very well,
and hapefully, can ue developed on the site, assuming the arrangements fox
the sewer repair .re all workable.
2) Moer - 631-1232. A1 Moer has a house at 2191 Roselaan, with 100' of frontage
and 313' of depth. He is incuiring as to ways in which the lo could be
divided. This land could have been divided in the past by combining with
other parcels in the area, but the owner electecl not to do so. Now, we
suggested that the only way to use the land more intensely would be to
convert the house to a duplex, or possibly combine with the contiguous
property for development into more tlian one lot,
3) Dayton's. Stan Stetz, Dayton's Corporate Headquarters, Pete Houser, Midas,
and Fred Ojile, Attorney, were in to discuss the proposed I7idas location at
Rosetale, They have agreed now to use the building exactly as Dayton's did,
leaving the entire structure the same color, with the sign only indicating
"Midas Auto Center," without painting any portion oF the building yellow or
black, arid no additional ietters itemizing mufflers, brakes, shock absorbers, etc.,
as is common in many of the Midas Muffler Shop locations. There will be no pylons.
The building will be exactly as Dayton's used it, except .far the name Ati.das Auto
Center in the same location wher it formerly said Dayton's Auto Center. We
reviewed this with the City Attorney, and we all agree that this is appropriate
soluion.
4) PittelCow - 631-3500. Roger Pittelkow is with Nor'thwest Transfer and Warehouse
Coinpany, and is looking for a lcal location for refrigerated warehousing,
preferably all or portions of it underground. He is tivorking with "Criteria
Architects", who did the Control Data underground building just off of Interstate 94.
We reviewed the 1and use map of Roseville;, looking for appropriate sites, and
find ie acreage they require appears not to te available in Roseville.
