� May 18, 1984 <br />T0: Jim Andre <br />FROM: Howard Dahlgren <br />SUBJECT: Planning Office I-Iours <br />4/25/84 - 5/16/84 <br />1) Howe - 484-3244. As previously reported, Gordie Howe is putting together <br />a residential development for the land west of Country Kitchen on Rice <br />Street and the 100' strip to the south. We }iave been trying ior years <br />to get these two properties toget}ier so that a better residential develop- <br />ment can be accomplislied. T}ie land is sliown as medium-density in the <br />comprehensive plan, with Uusiness on the east end of the 100' strip. <br />Gordie is proposing a two-story building (so as to not impede the views <br />of the houses up on Minnesota Street). Under the R-6 zoning, he could get <br />43 units, l�ut lie is l�aving problems making tliis work baseci on the cost <br />of the land. According to his analysis, he would have to increase ti�e <br />density where an R-3A zoning would be reQuired; tliough }ie woulcl not need <br />tllat l�igti a density, nor propose to build three stories. <br />� IVe suggested that if he could mlke it work at R-6, it tvould, of course, <br />be easier in n sense that the land w�st of Country Kitchen is already <br />zoneci R-6, and tl�e land to the sout}i is indicated so on tlie Comprehensive <br />Pl�n. I� he goes to a higher clensity, we would first have to amend tlie <br />Comprel�ensive Plan, clianging it to a]tig}i density designation. We noted <br />that this objective could be Uetter achievecl if he has a close working <br />relationslli� witli the neighborhoocl, and tl�ut t}iey support ilis two-story <br />proposal, that this might be possible to accomplish. <br />2) Schlenker - 870-1000. Mr. Sclilenker owns Ros� Carburetor at the northw�st <br />�orner of Fern►�ood znd Larpenteur, wli�re li� had a proposal to ex�und the <br />building npproved four or five years ago, but was never done due to l�is <br />inubility to get release of an easement on the north side of the land which <br />wzs a conditial of the approval. Appar�ntly he is now able to get this <br />cliange in e�is�m�nt w�iicli tivoulci allow him to proceed wi�h this development. <br />Ilc, therciore, proposes �o resubmit thc application in a fashion v�ry <br />similar to that ��reviously approved, except that he might use wood timbers <br />instead of a concret� UloGk retaining wall. t�or tlie recorci, the file number <br />on the previous �pprovnl was i�o. ll�t2, dated SepteniUer 11, 1978. <br />�) arown - 454-37G1. It appeared that the <br />� lots he has shoulcl remain single-family inasmuch as the rest of the cul-de-sac <br />is occupi�d by single-family ltomes, many of wI►icll are not on large lots. <br />It is, tllus, advisable it tivould appear to retain tlie single-family status <br />£or tlle cul-de-sac, and make a cltange in zoning and land use to tlle rear of <br />
