In an.y case, in our opinian, it would <br />be extremely heipful to get this service road re.routed before development <br />�ccurs on the Adams property. This intersection would appear to be the worst <br />intersection in Roseville; and i.f Snelling Avenue is going to be substantially <br />improved, the service road conc�i.tion here should be rerouted along with this <br />State project. <br />8) Durand - 777-5003. Larry Durand was in to discuss the placsment of a sign <br />which he designed for t�.e Palisades Apartment project in Ros�ville, south of <br />Highway 36 and east of Dale Street. They placed the sign 6' closer to the <br />property line than it was supposed to be wi�thout checking with the City or <br />bothering to get a building permit. tiYe informed Mr. Durand the� should move <br />the: sign back to its proper location. <br />9) Hedlunci - 646-279�. Harland Hedlund liues at 3051 North Fairview, and recently <br />dividec,� portions of his I.anci when Barry 0'Mara developed the land just n.o�.~th of <br />Langtou� Lake. He now has an 85' lo� to the north side of the lot on which h� <br />lives (which is 170') , and an 85' lot to the south� He proposes to se11 bath, <br />but the lot to the north would ha�ve to be reduced to 75' because his garage <br />currently lies on the property line. A 75' lot would be 5' smaller than th�: <br />smailest lots in this whole neighborhood; and in view of the very large 1ot to <br />which this IO' additian would be added, it seems it might be appropriate to <br />� simply move the garage rather than i.o create this small lot in this quit� gaod <br />single-iamily neighborhood. Mr. Hedlund will pursue that course of action, <br />whic.h will likely involve a minor variance as to the garage location, but would <br />not result in a lot size reduction, creating that rather large imbal�ance betw�een <br />the smal lest and the 1 arger lot . <br />CJ <br />1�) Gay - 633-0360. Dick Gay, representing Evenson Development Company, was in ta <br />discuss the possibility of developing a B-1 zone lot just north of Sandhurst, <br />and south of the parking area serving the Roseville Professional Building. This <br />lancl was zoned B-1 some years ago, with the thought of either expanding the pax�king <br />for the Roseville Professi.onal Building or for the development of a small offic� <br />site. We checked the files on the plan that was submitted at that time, and <br />suggested the zoning district would allow development of this land, but that <br />it should be done very carefully and well inasmuch as it is contigua.us to single�- <br />family zones to the sauth and west. We suggested they hire an architect to prepare <br />site and building plans, and that a carefully developed landscaping and screenin�; <br />plan would be essential for City review as a condition to building permit issuanc.e. <br />
