April 27, 1983
T0: Jim Andre
FROD1: Howard Dahlgren
SUBJECT: Planning Office E-Inurs
March 30 - April 23, 1983
1) Paulson -83-6900. Dick Paulson lias a 152' lot an the south side of
Transit, west nf the duplexes that were built on the north side of the
pond. I-le proposes to sell tlle land ta Harold Watermari, who desires to
build a duplex and divide the lot. Wlien the land on which the duplexes
were constructed was zoned commercial (it was rezoned to the R-2 district
when the land was patted and the duplexes were buil) . Being next to a
commercial zone, this 152' lot could have been developed for multi-purposes
under the transitional zoning regulations of the zoning rdinanc. Wit3i
the duplexes to the east, the land would now have to be rezoned to R-2,
and tlie lot division approved.
We suggested he discuss this rroposal witli tlie neiglabors; and if he decides
to proceed, sliould prepare a developrnent of plan and lot division ald review
these plans with us prior to preparing a submission.

2) Bies - 770-3711, (plione nur.ber of Schaun Solberg, realtor) . Schaun 5olberg
and Gary McIntyr were ii to discuss the division o.f. two lots on the north
end of the existing 1'ueler-3ies fureral home, north of Minnesota Street.
The cul-de-sac serving tliis frontage has been platted, anticipating the
ultimate develpment of these two lots . There is a questian as to w}lethsr
or not tlie 25' of dedication for the street on tlie east side lias Ueen
accomplislled. SuUject to this verification, tliis land could be processsd
with division into two single-iamily lots, acl1 af which :ould have 7S' o
frontage, consistent witli t}ie general lot size in the axe..
3) Glasrud - 483-5431. Lynn Glasrud was in vith Norman Sessi.n to discuss the
current plans for the expansion of the nursing home at the northrest corner
of County Road and Victoria. Ve had prviously discussed largex scale
plans with them, but they iiow prnpose to acld nire additional beds, plus a
launciry and nev kitchen service. Ttie processing of a. special use permit
would be required. The plan apears to work well. Ve discussed th
addition of sidewalks on the IVoodliil.i Drive frontage.
4) Elkkad. Ploliamed Elkkad lives at 2336 County Road B, and proposes to acid a
garage toward the strt side to tlie existing residence. Tliis would require
a minol variance inasmuch as the structt.ire would be 20' from the street
right-of-way. This appears to be tlle Uest way in whicl to arld a garage to
tlle existing r.esidence.
