Randy Engle from Healey-Ruff was in to discuss the <br />possible expansion of his building, which is now 15,000 sq. ft.; which <br />he proposes to add 7,500 sq. ft. We discussed the parking lot impravement <br />requirements, and setback requirements. We noted that with this scale of <br />expansion, that improvement to the existing lot would be iequired witr <br />new curb. It appears that portions of the lot have been blacktoppea so <br />as to not conform with existing setback requirements. It appears this <br />expansion can be accommodated, if required improvements are made. <br />16) Godeke - 636-0536. Leon Godeke rents a portioit of a building at 2420 West <br />County Road C, and proposes to conduct estate sales on the property. <br />We noted that such retail operations are not allowed in the r�tail c�istrict, <br />and he agreed not tio proceed with these operations. <br />17) Marschall - 533-1542. Gule Marschall has an 86,000 sq. ft. single-family <br />parcel wi�h an existing large house on it. It appeared that division of <br />the ].and into an additional three lots would be possibl�, but the lots <br />are very large and not well-shaped. We suggested the possibility of a PUD <br />ut1 the property, which might better utilize the land ur►der the si�e conditions <br />that he hes. <br />l.8) Mueller - C�33-1542. John Mu�ller lives at 2356 Hamlin� l�venue, and is proposing <br />Co sell his heame to the Grace Lutheran C3�urch, for which they would us� the <br />land £or }�arking as part of their parking and church expansion program. We <br />discussed the status of this work and the property he is selling to the church. <br />11�aparently, he is sa�isfied with t}�eir of£er, and is conc�rned about the timin,g <br />of a potential mave on his pnrt from tihe si�e. <br />1�) O'Brien - 4�2-9667.
