Peter Bachman (335-1862) <br />Harry Schroeder (483-9400) <br />Kris Kristufek, Steve Amick; Amoco (831-3464) <br />Mr. Kristufek and Mr. Amick of Amoco are investigating the <br />possibility of putting a gas station on the vacant site on <br />Lexington Avenue north of Highway 35 and south of Lovell Avenue. <br />Mr. Bachman is their attorney and Mr. Schroeder their architect. <br />The site is already part of a PUD for office and apartment uses and <br />a gas station would require a rezonin;, either to a business use <br />or to a revised PUD designation. Gas stations are allowesi by <br />� Special Use Permit in the B-2, B-3, SC, I-1, and I-2 zones. <br />We indicated that the si�e is guided HR and that the Planning <br />Commission anci Council ara generally not interested in the <br />proliferation of commercial uses up and down the Highway 35 <br />corridor. Their contention that Highway 36 is alr�ady a commercial <br />strip was dispelled by looking at the Land Use Plan and zoning ,nap: <br />commercial uses are concentrated west of Snelling Avenue and <br />generally do not front on the highway east of there in Rosevilie. <br />They wanted to know, however, iF a rezoning were to be considered, <br />what iss�es might be associated with this site. We i.ndica�ed we <br />would be concerned First wi.th traffic movements off Lexington in <br />the short distance betwe�n the fr�eway ramps and Lovell, as well <br />as the appearance of the building and landscaping from the highway <br />and Lexington. we assured them we wauld rev3ew carefully any <br />proposal tt�ey submit, but that a rezoninq to allow a gas station <br />on this site was unlikely. <br />2. Lar�y Nopton, Lawrence Sign Co. (488-6711j <br />Noz�rest Bank on Lexington Avenue north of Lar�ea�teur wants to put <br />up .� py�.on sign. They eurrently have only wall signage on th�a <br />builaing. The site won't allow a reasonably visib].e sign at th� <br />30' se�back, given the location of tY�eir bui�ding and adjacen�t <br />� pylon signs for the two neighboring shopping centers. �Ie wants to <br />apply for a��ariance to the front setb�ck Por the pylon sign.
