that the design is moving along well and that the issues that <br />were raised in our review regarding the agreement can be resolved <br />• to the City's satisfaction. <br />5. David Brainerd - 479-2378 <br />Mr. Brainerd was in to inquire about the possibility of gaining <br />approval for an interim use at the Ruan site located south of <br />County Road C and west of I-35W. Mr. Brainerd is interested in <br />using the existing building on the Ruan site for a peYiod not to <br />exceed two years for the purpose of setting up a truck repair <br />facility. He said that he would be willing to make some <br />structural improvements to the building and to paint the <br />building. Also, he would be willing to agree to cut down all of <br />the weeds throughout the Ruan site and to clean up and maintain <br />the site period in which the interim use would be authorized. We <br />made it very clear to him that the city was under no obligations <br />to approve the interim use and that both the Planning Commission <br />and City Council would have the opportunity to propose additional <br />conditions of approval. On the positive side, it would provide <br />an opportunity to make certain that all of the large and <br />unsightly weeds on the site would be cut down and kept down. And <br />further, that much of the other materials left on the site would <br />be cleaned up. <br />On the negative side, there were various alternative ways in <br />which Mr. Brainerd discussed using the property that would result <br />. in a number of trucks and trailers parked on the site for some <br />time. We made it very clear to him that these were issues that <br />he would need to be prepared to review with the Planning <br />Commission and City Council and that, in particular, he should <br />identify ways in which he could take advantage of the site to <br />locate vehicles that were either waiting for service or had been <br />serviced in a way in which they appeared the least obtrusive. We <br />discussed having trailers parked behind the buildinq out of view <br />from at least some angles of vision, and also ways in which the <br />site could appear more orderly simply through some stripinq. <br />In summary, this would be one of the first opportunities to test <br />the new Interim Use Ordinance. When Mr. Brainerd comes back with <br />a specific proposal, it will be possible to identify more clearly <br />the positive aspects of this proposal. <br />6. Ken Stone - 377-2737 <br />Mr. Stone was in to review plans for a new church sanctuary at <br />the Corpus Christi school property located south of County Road B <br />and west of Fairview. Churches are a permitted use in the R-1 <br />District and Mr. Stone was in to present the current draft plans <br />for the development of a new worship hall and sanctuary. For the <br />most part, the plans were straightf�rward and did not involve any <br />adverse effects on surrounding properties. There would be some <br />increase in the amount of parking on the site, and we did discuss <br />• the potential for eliminating one of the driveway accesses onto <br />
