Matthews, 483-8917 <br />Mark Matthews, General Manager of Group W in Roseville, was <br />in with John Eddy, their Chief Executive Officer, to review <br />potential expanded uses of the old Owassso School site, which <br />they lease from the School Board. They now have eighty-five <br />persons working in the buil�ling, and anticipate one hundred <br />to one hundred and twenty in the future. Much of the space, <br />they"indicate, is not being used, although the construction <br />operation that was in the building for a considerable time <br />has now phased out. <br />They have a fifteen year lease with two ten year options for <br />renewal. They have other office facilities in Anoka, White <br />Bear Lake, and propos,� their corporate headguarters for <br />Roseville. They now have one hundred thirteen parking <br />spaces, and th� question is where additional parking spaces <br />could be provided to meet their needs. We discus�ed possible <br />locations for additional �paces, suggesting that expansion of <br />the existing lot might be more appropriate than building a <br />new parking space on the east side o� the structure. Zoning <br />regulatians require the processing of a Special U�e Permit if <br />� parking is to be expanded on the site. <br />They are going to considex their needs in greater detail, and <br />px�pare preliminary sketches for review. <br />8� Holten, 925-5816 <br />Bruc� Holten prc�poses to acquire a.7 acre site at the south- <br />west corner of New Highway 8 and Cour�ty Road D. This site <br />has a residence an it, and is zoned B-3. He propose� to <br />b�ild a"Metro wash" car wash, self-service, twenty-four <br />hours a day, of eight to twelve bays. He has a similar. <br />facility at 2135 Program Avenue in Mounds View, built of <br />"decorated concrete block". A Special Use Permit is required <br />for a car wash. <br />I suggested that this site is th�e qateway to the much larger <br />sites to the south owned by Gec�rge Reiling and �hat, in my <br />opinion, would not be in the City's interest ta have a self- <br />service car wash as the gateway to this I.arge, patentially <br />valuable, commercial area. This is one ot the few large <br />commercia]. sites left in the City, and i feel there will come <br />a time when a large user will �eed the site, and the access <br />conditions to County Road D will be important. <br />We reviewed, with Mr. Holten, other possible sites in the <br />City. <br />L_J <br />
