' ,
Planning Office Hours
December 23, 1986
lage 2
The site is 2.45 acres with a building of 129,414 square
feet. It was built in 1978 by Neilson and is occupied by he
Glidden paint Company, Apache Contro.s, and NAPA Auto Parts,
wholesale distxibutors. Approximately one third of the
building is vacant and there are existing offices of about
3,000 square feEt. They anticipate new users will want
additional office space, and that is the reason for the
proposed addition of the nineteen additional parking spaces.
We suggested that the building could be converted to retail
by the removal of a bay on the lower floor on the south side.
They are interested in this possibility for the future, but
fr the moment propoe to expand te parking without changing
the structure.
Tim Nelson informed us that Ramsey County is now back in
business providing abstract certificates for names and
addresses of property owners. Thus, we are now able to
advise persons applying for development approval processes in
Roseville about this reestablished service.
With respct to th changes in the site plan on the structure
we suggested, and Mr. Ielson agreed, that additional. land-
scaping would be provided as a part of the application propo-
sal.
3. Sei.gl, 412-227-6936
Chris Seigle was in with Bob Biersheid (633-8150),
representing the Roseville School Board, and Doug DeKoster (a
raltor) to discuss a proposed use for the Fairview Junior
High School site. Chris Seigle represents Bradford Schools
who awn the Minneapolis Business College which is currently
operating in Roseville at 1711 West County Road B(northeast
corner of County Road B and Hershel Street).
The business college, a permitted use in a B-1 district, was
etablished fou.r 1ears age with 8,000 square feet and now
ccupes 1,U00 square feet. They carrently have 220 - 250
students, mostly full-time girls between the ages of 18 and
19 woriing primaril on secretarial skills. They propose to
purLhase the rairview School and utilize 20,000 square feet
For classes, with a planned maximum enrollment of four
hundred students.
They propose also to convert approximately 30,000 square feet
to living space for approximately 150 students. The total
structure contains 142,000 square feet, of which approxi-
mately 50,000 is gymnasium and swimming pool. They propose
to work an arrangement with the School Board and/or the City
to lease this space for joint recreational purposes. That
leaves about 40,000 square feet for other uses. They
expressed a desire to continue use of the structure for
Senior Gitizens and Day Care facilities.
