MINNESOTA <br />Minne sota <br />May 5, 1961 <br />� <br />OFFICE PHONE <br />CAPITAL 4-�404 <br />CAPiTAL 4-9d05 <br />The above entitled person has retained me to make an application for him <br />for a variance of your ordinance whi�h prohibi�s building on unplatted land. <br />�-Ie is the owner af a piece of unplatted land described as follows: <br />The North 24Z fe�t of Lot 20, Block 1 in Frankson <br />Garden Plateau, according to the recorded plat thereof <br />on file �n the office of the Register of Deeds in and for <br />Ramsey County, Minnesota. <br />The North 30 ieet of said land is to be used as a public road and right of way. <br />The applicant's land is 8? 1�Z feet wide and 242 feet in depth. He plans to <br />build a home on that �ite. <br />pn April 27, 1961 the applicant appeared before the Roseville Planning <br />Commission and explained his problem to them. The Comrrsission did not <br />voice any objeetion to his request for a varian.ce, in fact, they voiced an <br />�pinion that the ordinance effectitng unplatted land should be amended. <br />Your applicant states that his land would pose no problem as far as deviating <br />from the surrounding or adjoining lands. The land is an i.nterior lot with the <br />sewer and water facilities already installed. T'he land faces properly and <br />does not create an unusual or hodge-podge situation; it fronts �n the street <br />�nd meets Fninimum ss�uare €oot requirements. 'To compel the applicant <br />to plat the land would ptzt him through unnecessa�-y procedure and delay in <br />obtaining his building permit, not to mention the unwarranted e�ense in- <br />volved. <br />Th� applicant is presently a resident of Roseville, living at 1303 Ryan Street, <br />and hds lived there approximately six years. He is married, has a family <br />and is employed by Smith Tire Compariy, 1b41 University Avenue, St. Paul. <br />
