� <br />s <br />DATE: <br />TO: <br />FROM: <br />M E M U R A N D U M <br />March 5, 1990 <br />Craig Waldron <br />Rick Jopke �� <br />SUBJECT: Proper zoning to allow NCR Comten to locate a <br />manufacturing facility north of their office building. <br />I would recommend that the City consider rezoning the site <br />immediately north of NCR Comten to B-4 to allow NCR to develop a <br />manufacturing facility on the site. In reviewing the ordinance, <br />I believe the facility to manufacture computer hardware and <br />software to allow the networking of computers would fit into the <br />category of manufacturing of electronic equipment and medical <br />instrumentation devices as defined in 5.265 in a structure <br />containing more than 10,000 sq, feet. The definition in 5.265 <br />clearly says electronic equipment shall mean both com�uter <br />hardware and software and similar products. I believe the <br />equipment to connect computers would fit under this provision. I <br />also believe that the B-4 district would be good because it <br />requires site plan approval from the City which allows the City <br />to require such things as screening, berming, and other measures <br />to mitigate the potential im�act on adjacent residential <br />property. <br />
