Attached is a copy of a reduced site plan indicating the proposed <br />redevelopment of the existing Lexington Plaza parking areas. You will <br />note that the parking is being reoriented so as to place the sisles <br />perpendicular to the Center. This is a safer parking arrangement than <br />that which previously existed (turned 90 degrees). The applicants <br />propose to install curb surroundi�g the parking area and petiiioi� the <br />City for curb and gutter within the contiguous public right-of-way. The <br />number of driveways directly to Lexington Avenue will be reduced from <br />five to one. We suggest that this will substantially improve the safety, <br />efficiency, and aesthetic appearance of the parking area and the Center <br />as a whole. The increase in parking consists of 45 stalls, of which 25 <br />are to replace 25 st�ils (half of the 50) previously located on the west <br />side of Lexington. <br />2. On this side of the street, it would be catastrophic to the functioning <br />of the ahoppi�g center to dedicate 16.5 feet of depth. The existing <br />shopping center parking �ot now �xtends right up to the �xisting <br />right-of-way which .is 33 feet from the section line (ce�ter line of <br />Lexington Averaue). In this case, the applicant proposes to dedicate 7 <br />feet of right-of-w�y and to request a variance to the parking setback <br />from 15 feet to 0 feet. Under the circumstances of this Center, the <br />staff suggests that this is an appropriate adjustment. PorCions of this <br />right-of-way widl be utilized for construction of a sidewalk to be paid <br />for by the epplicant. Consideration and approval should then include e <br />reduction of the 16.5 foot required dedication to 7 feet and a reductiun <br />of the parking setback from 15 feet to 0 fee�. Conditions could <br />include: <br />A) dedication of 7�eet of right-of-way; <br />t3) subject to staff approval of final engineering and landscape plans; <br />and <br />C) development of site as proposed in drawings date February 13, <br />1986. <br />� 3. Though no specific l�ndscape plan has been prepared, we suggest th�t <br />there be consideration of some such potential in the quadrants at the <br />earn�rs and in some of the space contiguous to the smaller structures <br />to remain near the center of the two parking areas. <br />
