Special Minimum Requirements for B-6 Districts. <br />The following minimum requirements shall apply in all B-6 <br />Districts: <br />1. No maximum floor area ratio is required. A minimum floor <br />area"ratio shall be .5 achievable in ,tages through review <br />of Special Use Permit for site plan approval. <br />2. Front yard setback shall be thirty (30) feet, except when <br />the lot fronts on a service road adjacent to a major <br />arterial roadway and the land use across said arterial is <br />residential. In such cases, the minimum front yard setbaek <br />shall be one hund=ed (1�0) feet, except the front yard set- <br />back for parking shall be a minimum of twenty (20) feet. <br />The side and rear yard setbacks shall bc� ten (10) feet. <br />Parki.ng may occur within ten (10) feet of a side or f3ve t�� <br />feet of a rear lot line. In the case of corner or double <br />frontage 7_ots, the front setbacks shall apply. <br />3. Building Design and Construction. In addition to other <br />restrict•ions c►f this ordinance and of the building codes <br />thera in fQrce in the City, the use� constructior�, <br />alteration, or enlargement of any building or structure <br />with�n the Planned Offgce Distr3.ct shall m�et the followinq <br />stan.ci�rds : <br />a. All exterior wali fini.shes on any building shall b�e ane <br />or a cAmbination of the following: <br />(i) Face brick. <br />(ii) Natural s�one. <br />(iii) Specially designed p�ecast concrete units if the <br />surfaces have b��n integrally treated with an <br />a�,�plied decorative material or texture. <br />(iv) Factor fabricated and fir�ished metal framed panel <br />construction if the panel materials are any of <br />tho�e noted aaove. <br />(v) Glass or prefinish�d metal (other than unpainted <br />galvanized iron). <br />b. All subsequent additions, exterior alterations, and <br />acce�sory buildings constructed after th� erection e�f an <br />original builciing dr buildings shall be constructed of <br />materials comparable �o those used in �he original <br />construction, and shall be designed ir� a manner <br />cor.forming to the ariginal architectural design and <br />general appearance. <br />59 <br />� <br />� <br />
