CLOUD, MINNESOTA 56302 • TEL. 61�1252-6262 <br />CONCORDIA AGAD�IY HOUSING PROPOSAL <br />Brutger Companies, Inc. is proposing to develop 237 units of housing at 2400 <br />North Dale Street, which is currently being used. by Concordia Academy, a <br />L�utheran Parochial High School. The housing development will be bus.lt on 1$ <br />of the 28 acres, leaving approximately 10 acres (including the school <br />building) on the westerly portion of the site, for use by Roseville's Parks <br />and Recreation Departmsnt. <br />The adjacent parcels of land were exatinined to determine the best �ype of <br />housing for various portions of the Concordia Aca�emy site. <br />East of the north half of the east propErty line are existing single family <br />homes. To be consist�nt with t�� existing �.and us�, we have proposed seven <br />single family 1ots, appraximately 95' x 120', which back up to thes� hames. <br />To the south ot th�� single family homes is the Phat—An Temple, a Vie�nam�se <br />Buddhist Church. i�e have become ke�nly a��are of the Vietnames�' desir�e to <br />maintain adequate space between thei.r temple and the new construc�ion. This <br />desi.re has been addressed by propusing to build a 6' high landscaped berm <br />nex� to their west proper�y ].ine and placing the building which is clos�;st to <br />the church, 130' away. ihis building is a two story, 10 unit cluster home. <br />A larger three story building is 300' from the temple. <br />The �outhwest co�ner of the site con�ains two �5 unit, three story buil�ings. <br />The l�lacement of these buildings adjacent to State Ha.ghway 36 pro�ides a <br />sound ba�rier for properties to the north and east. Their location on t►zat <br />portion of the site i.mpacts adjacent properties minianaliy. The surface <br />parking for the three story complex is found in the interior court o� the <br />buildings reducing the imp�ac� which parlced cars and parking lot have on areas <br />outside the development. <br />The n�rth portion of the site, west of �he single family lots contains f��ur <br />10 unit cluster hameso This m�di.um density, two �tory development provxdF;s a <br />transition between the sin�le family lors to tne east and the busier pu�lic <br />facility to the west. <br />The building exterior: will be a combin�ition of brick and cedar. The C��,aree <br />s�ory buildings will �e primarily brick except for the deck areas and w.ing, <br />walls where a cedar accent will be use�;:i„ The cluster homes will use a bri�:.'� <br />wainscoting trith cedar siding. <br />' <br />
