A typical agency of this scale might have up to �00 <br />�� spa�es. Less is proposed due to the extensive use of land for <br />landscaping and the angled layout. The front of the buildin� is <br />oriented towards the office structure across the intersection of <br />C and Long Lake Road. We reviewed procedures and requirements in <br />as much as car agencies are a special use in the B-3 distric�. <br />We suggested that rezoning would be most appropriate rather tlnan <br />to amend the B-4 use. We agreed that it would be important that <br />the development proposal, when prepared, should exceed the B-4 <br />requirements as to landscaping, site planning, building <br />materials, etc, so as to maintain the level of quality� considered <br />appropriate for this key location. <br />� 3. Norton (4g4-9000) <br />Gary Norton is with the Yorkton Company who was in to discuss the <br />City's concerns relating to the changing of conditions at the <br />ICincTerberry Daycare Center at the southeast corner of Lexingtor� <br />and Grandview. The City has recently received complaints from <br />neighbors regarding the air compressor which originally was <br />proposed to be inside the building. This compressar is now <br />screened visually with a wood fence, but this request does not <br />mitigate to any degree the noise problem. The PCA has tested <br />and found the night time DCB level to be 54-56 (with the <br />compressor running) and up to 58-59. The maximum for evening <br />hours is 44. Nir. Norton noted a specification for a hollowed <br />concrete b1oGk that can be used for noise mitigation. We <br />� suggested that Mr. Norton inform his boss, Larry Lee, that this <br />noise condi�tion must be corrected. It was noted, too, that the <br />operators of the site have expanded a p�.��e of the site to <br />include a play area on the north side where the origi�nal plan <br />approval was �o maintain grass on open space. Likewise, there <br />have been deliveries on this north side which are not allowed. <br />W� also raviewed the original approved landscape plan, and gave a <br />capy to Mr. Norton to conduct his own check as what extent the <br />landscaping has been campleted. We requested that Mr. Norton <br />pass these concerns down to Larry Lee for immediate action, so as <br />to conforan to the original planned unit development as approved. <br />4. Palma (484-81G1) <br />Robert and Kim Palma live at 555 Terrace Drive, which is on �he <br />curve of Terrace Drive, westerly of Dale Street. They have a lot <br />180 fee�. by 85 Eeet in width and propose to �add to their existing <br />accessory 26x27 foot garage (separated From the house) an <br />additional 26x27 feet. We explained that an accessory garage <br />cannot exceed lOQO sq. feet in area. The total new garage would <br />exceed 1400 sq, feet. Mr. Keel pointed out that on these sets of <br />1ots, there zs a power line ea�ement which will apparently <br />prevent tY�e expansion of the gar�ge in as much as the easement <br />line apppars to be immediately contiguous (northwest side} of the <br />existing garage. It was noted too, that the house has a square <br />footage of 1050 sq. feet. We advised against building a garage <br />� <br />
