Land Use- The area under consideration is bounded by <br />Highway T, H. #36 to the south, R.ice Street to the east, <br />a change in topography ( 50 �-0 to 60 �- 0) to the no rth and <br />Marion �treet to the west. The five acre development <br />proposed allows for a.mple open space, (less than 9% <br />of the land covered with buildings), more than adequate <br />off-street parking (1. 5 space per dwelling unit}, with a <br />low floor area ratio (. 26 compared to the generally <br />acceptable . 5 of a similar area) and landscaping to provide <br />for a planned development apartment dis�ric.t. <br />2. Architectural Features - Th� buildings proposed will be <br />of fire-resistant materials, architecturally designed, <br />through apartment with living areas oriented toward the <br />south, placed on the site to create interesting and pleasing <br />spaces away from the rigid symetrical patterns nec�ssary <br />when apartment buildings are limited to small individual <br />lots.
