Land Use- The area under consideration is bounded by
Highway T, H. #36 to the south, R.ice Street to the east,
a change in topography ( 50 -0 to 60 - 0) to the no rth and
Marion treet to the west. The five acre development
proposed allows for a.mple open space, (less than 9%
of the land covered with buildings), more than adequate
off-street parking (1. 5 space per dwelling unit}, with a
low floor area ratio (. 26 compared to the generally
acceptable . 5 of a similar area) and landscaping to provide
for a planned development apartment disric.t.
2. Architectural Features - Th buildings proposed will be
of fire-resistant materials, architecturally designed,
through apartment with living areas oriented toward the
south, placed on the site to create interesting and pleasing
spaces away from the rigid symetrical patterns necssary
when apartment buildings are limited to small individual
lots. Gable roofs and a variety in size of the buildings
will blend with the surrounding areas.
ROBERT ISAACSON ASSOC AIP: PRINCIPAL PLANNER
2635 UNIVERSITY AVE ST PAUL 4 MINN M 5-8617
