Waldron� �� <br />SU�CT: Heritage Development of Minnesota, Inc. request to have <br />the City accept a land dedi�ation instead of to meet <br />their park dedication requirement for their proposed <br />development at 725 W. Larpenteur Avenue. <br />Heritage Development Inc. is requesting that the City accept <br />land in lieu of cash to sa�isfy the City's park dedicatian <br />requirement for their proposed townhouse project at 725 W. <br />Larpenteur Avenue. <br />The City's subdivision ordinance indicates that the park� <br />dedication requirement would be 10� of the land area within the <br />s�ubdivision or PUD or $400 per townhouse unit if cash is accepted <br />in lieu of land. The total site area of this proposed project is <br />4.63 acres. The parkland dedication requirement would be 20,000 <br />sq. ft. or approximately 1/2 acre. The applicant is proposing to <br />dedicate approximately 78,775 sq. ft. or 3.$1 acres. The cash in <br />lieu of land that would be required would be $9,600 to $11,200, <br />depending on the final number of dwelling units constructed on <br />the site. <br />The developer is asking that the City accept land in order to <br />reduce their development costs which would allaw tr am to reduce <br />�he number of un�.ts on the site to be abl� to answer concerns <br />expressed by adjacent neighbors, Planning Commission, and City <br />Council. Sweeney Pond is a DNR proteeted wetland and as such, no <br />d�evelopment can occur �ithin the ordinarily high water mark of <br />the pond without a permit from the �Iinnesota Department of <br />Natural Resources. The City also has a storm sewer �easement <br />over partions of th� pond which do not fall within this <br />particular site. <br />Please pxesent this matter to the Park Commission so that they <br />can make a recommendation to the City Council concerning this <br />�natter. T will be available at �he August 4, 1992 Commission <br />meeting to answer any questions the Commission miqht have <br />conce�ning this matter. This item is scheduled to go before the <br />City C�uncil at their 1�ugust 10, 1992 meeting. <br />
